How to purchase a house in Vietnam 7 steps (Pre-owned Home)

Step 1: Research the Real Estate Market

Start by researching Vietnam's real estate market, related laws, and regulations concerning foreign ownership and property rights.

Step 2: Search for Properties

Look for properties that foreigners are eligible to purchase -- such as apartments, condominiums, and condotels -- through our company website, online real estate portals, licensed agents, or local offices.
Search based on your preferred area, layout, size, and budget, and consult with real estate professionals for more detailed information.

Step 3: Choose a Real Estate Agency or Agent to Consult

Since Vietnam's property market and purchasing procedures for foreigners can be complex, we strongly recommend consulting a local, experienced real estate company that specializes in assisting foreign buyers.

Important Note:
In Vietnam, many property listings can be found on social media such as Facebook, Zalo, or WhatsApp. However, a large number of these posts are made by individuals without a real estate brokerage license or who are not affiliated with any registered company.
To avoid potential legal or financial issues, always work with a licensed real estate brokerage company -- especially for high-value rental or purchase transactions.

Starting from 2025, unlicensed individuals or organizations will be legally prohibited from engaging in real estate brokerage activities in Vietnam.

Step 4: Conduct Property Due Diligence

Once you've selected a property, review all related documents such as the ownership certificate (Pink Book), property details, and relevant information to confirm that:

  • The property can legally be purchased by a foreigner

  • There are no ownership or legal disputes

  • The property complies with local regulations (land use, construction standards, etc.)

This step includes reviewing documents, verifying information with the seller, and ensuring proper management procedures after purchase.

Step 5: Negotiate the Purchase Conditions

After deciding on the property you wish to buy, negotiate with the seller on price and conditions of transfer -- including furniture, handover schedule, and payment terms.

Most pre-owned properties in Vietnam are sold fully furnished, meaning you typically won't need to purchase additional furniture.
However, depending on the age of the property, appliances, air conditioning, plumbing, or electrical systems may require repair or replacement. It's advisable to request the seller to handle these issues before the handover.

Step 6: Sign the Purchase Application and Pay the Deposit

Because the number of properties available for foreign buyers is limited, it's common for multiple offers to come in on the same day of viewing.
Once you've decided on a property, promptly sign the purchase application and pay the deposit (usually around 10% of the property price) to secure it. Acting quickly and efficiently is essential.

Step 7: Complete the Sales Contract and Final Payment

The final step in purchasing a home in Vietnam is to:

  • Pay the remaining 90% of the property price

  • Sign the Sales and Purchase Agreement (SPA) in Vietnam

  • Apply for the Pink Book, which certifies ownership and land-use rights

The SPA must be signed in Vietnam. Payment should be transferred to the seller's bank account within Vietnam, so you'll need to either open a local Vietnamese bank account in advance or confirm that your overseas bank can handle international transfers to Vietnam.
