Client Interview: First Overseas Real Estate Investment -- The Filmore Da Nang, 24th Floor 1-Bedroom Purchase Story
In this blog, we interviewed a Japanese investor who purchased the luxury condominium The Filmore Da Nang through DVR.
The client, who owns multiple properties in Okinawa and Tokyo and runs both an architectural design office and a real estate company, shared why he chose Da Nang for his first overseas investment and why he selected DVR as his partner.
A:
My domestic investments have been stable, but I wanted to challenge myself in the next growth market.
I already own several apartments and houses in Okinawa and Tokyo, but I wanted to look toward "growing cities overseas."
Hanoi and Ho Chi Minh City have already become very expensive, and yields are falling. By contrast, Da Nang is a rapidly growing tourist city with significant potential for growth.
A:
It was in January 2025. It wasn't for sightseeing--it was purely a business trip for real estate investment.
DVR didn't just show me properties. They also provided:

Hearing all of this directly from a Japanese licensed real estate transaction specialist (宅地建物取引士) who is the local brokerage manager in Da Nang was a huge reassurance. He also had overseas experience, including knowledge of real estate in Australia.
What impressed me most was that "they didn't just talk about the positives--they also explained the challenges that come with a system still in development."

To be honest, there are many Vietnamese real estate agencies locally. But their explanations usually focus only on the positives, and few provide details on system differences or potential risks.
DVR, on the other hand, had staff well-versed in the Japanese real estate system who clearly explained the differences with Vietnam. I felt reassured being able to understand everything in both Japanese and English, and I trusted their honesty in sharing not only the merits but also the risks.
More than the number of listings or pricing, what mattered to me was "transparency and peace of mind." DVR delivered exactly that.

I viewed several properties, but The Filmore Da Nang stood out.
・Outstanding location in the city center of Da Nang
・A grand entrance reminiscent of a five-star hotel
・Well-equipped common facilities, including a rooftop party lounge, modern gym, and resort-style pool
・Most importantly, it was completed and eligible for Pink Book (ownership certificate) issuance
Since it was my first overseas investment, I wanted certainty. That's why I decided on a completed property where ownership rights were guaranteed.
Ultimately, I purchased a 1-Bedroom unit on the 24th floor.
A:
Right after the viewing, we began contract preparations:
・Japanese and English translations of the contract and detailed explanations
・Guidance on documentation required for international remittance
・Negotiations with the seller and attendance at notarization procedures
・Support with registration and legal processes
Of course, being overseas brought some uncertainty. But being able to fully understand the system and contract terms in both Japanese and English was extremely reassuring.
I signed the contract in March 2025, made the final payment in May, completed registration smoothly, and finally received the keys in June.
"My honest impression is that it felt almost the same as doing a deal back home in Japan."

Immediately after handover, DVR supported me with rental marketing. As a result, a foreign expatriate tenant moved in right away.
I've already secured stable rental income. I can really feel how the luxury facilities and prime location help sustain strong rental demand.
