1. Condition of the water facilities (shower, toilet, drainage)
Weak water pressure, slow drainage, etc. are common problems in the local area.
- When viewing the property, actually turn on the water and check the water pressure and drainage speed of the shower.
- In particular, it is important to check whether hot water comes out immediately and the temperature can be adjusted smoothly for the shower.
- Depending on the level of the water heater, it may be difficult to raise the temperature during the cold winter months.
In addition, in Vietnam, there are sometimes properties that do not have ventilation fans in the bathroom, so be sure to check the ceiling.
2. Air conditioner performance and installation status
- Da Nang has many hot days throughout the year, so the performance of the air conditioner is directly related to the comfort of your life.
- Check whether the remote control works, whether there are strange noises, and whether it blows cold air.
- Another point to check is whether it is installed in all rooms.
Most air conditioners do not usually have a heating function, but in Da Nang, it can get so cold in winter that you need a blanket, so if you are sensitive to the cold, you should check that as well.
3. Kitchen equipment and type of stove
Usually, the stove in the kitchen is an induction stove. Furnished properties come with a refrigerator, but some properties may not have a microwave, so if you cook, be sure to check the kitchen area as well!
4. Condition of furniture and appliances
Many properties in Vietnam are furnished, but you should check whether the furniture is new or used and clean.
In particular, for mattresses and sofas, make sure to turn over the sheets and check carefully to see if there are any odors, stains, or tears, even if the bed is made.
If you are sensitive to the cold, we recommend that you purchase your own bedding.
5. Safety of opening and closing windows and doors, and locking them
- Da Nang is a relatively safe place, but make sure that the windows and front door can be closed and locked securely. If you use a PIN code to lock your door, be sure to ask to change the code when you move in.
Most properties have motorcycle parking in the basement or on the first floor. Do not park on the street, and make sure there is a parking space or vacancy within the building.
6. Surrounding environment and noise
- Check not only the property itself, but also the surrounding environment (cafes, bars, construction work, etc.).
Many people in Vietnam are active from early in the morning, and in some places you can hear chickens crowing.
- Also, Vietnamese people like karaoke, and they often sing it at a loud volume outside the house. Karaoke is limited to 10:00, so it is generally not played at a loud volume after that. Of course, it does not happen every day, but it is better to assume that it happens about once every one or two weeks, or during Vietnam's long holidays.

The kitchen exhaust fan has no exhaust duct!
- There is a fan on top of the stove, but when I opened the shelf, there was no duct connected, and the fan was just collecting the air that was sucked in.
- In Vietnam, many buildings are built close to the neighboring buildings, so there are often properties where the water that comes out when the air conditioner is running is drained into the bathroom instead of outside. At first, I didn't understand why there was a pipe coming out of the bathroom wall.
- There is no exhaust fan in the bathroom!
- The humidity is very high especially during the rainy season, but some low-rent properties do not have exhaust fans. Of course, mold will grow easily.
The toilet paper holder is not on the side, but directly behind you!
- In almost all properties, the holder is directly behind you. Therefore, when you want to get the paper, you have to turn your waist quite a bit, so you can naturally stretch your waist every day.

Many properties with pools!
- Even if it's not a super luxury apartment, there are many rental properties with pools on the roof. Of course, the rent is cheaper, so it feels like a good deal.
Overhead shower (rain shower) is standard equipment!
- It's a shower where hot water comes out from above your head, like in luxury hotels. In Japan, it's hard to find this in rental properties, but it comes as standard equipment. It will gradually become normal, but you might enjoy your daily shower time in a cool way, like a scene from a movie.
There is a cleaning service!
- Some properties do not offer this service, but many properties offer basic cleaning and bed making once every week or two. It depends on the property management company, but in the apartment I rented, it was 100,000 Vietnamese dong per visit, which is about US$3~4. This is especially helpful for bed linens, which can be difficult to dry because there is no space to do so, and it is a hassle to take them to the laundry.
