Construction is steadily progressing towards the grand opening of AEON MALL Da Nang Thang Que in summer 2026. This time, we explain the details and the 'changes to the city' from a real estate company's perspective.

Aeon's brand strength - characterised by 'Japanese-style cleanliness, attentive service, and reliable quality' - has become the ultimate symbol of trust for the Vietnamese people. This wave is now finally making its full arrival here in Da Nang.

This 'AEON Mall Da Nang Thang Que' distinguishes itself from conventional suburban mega-malls by embodying the characteristics of an 'urban complex'.
Its most notable feature is its exceptional accessibility. Situated in the very heart of the city, it is just a five-minute drive from Da Nang International Airport. It will occupy the lower floors of the large-scale complex 'TTC Plaza Danang', developed by the major local TTC Group, which integrates a four-star hotel, modern offices, and luxury apartments.
This location will undoubtedly create new pathways for local residents in their daily lives, as well as for business travellers and tourists. It will serve as a convenient spot to purchase daily necessities needed during their travels or to buy last-minute souvenirs before heading to the airport.

The opening of this project in 2026 carries significant historical importance.
On 1 July 2025, Da Nang City merged with parts of the adjacent Quang Nam Province. Following administrative restructuring, it commenced operations as the "new Da Nang City", with a population exceeding 3 million. This transformation elevates Da Nang from a regional city to one of Vietnam's largest centrally administered cities, on par with Hanoi and Ho Chi Minh City.
AEON's entry coincides with this expansion in market scale. Of the approximately 50 planned tenants, over 45% will be brands making their debut in Da Nang. Items and experiences previously requiring a trip to Ho Chi Minh City or Hanoi will now be readily accessible locally. This signifies a step up in Da Nang's status as a city.

The focus is on the impact this store opening has on surrounding property values - the "AEON effect".
Rise in land and asset values: Past cases show that it is not uncommon for land prices in surrounding areas to increase by tens of per cent within a year of an Aeon store opening, following the announcement of its establishment. Improved convenience directly translates into increased "asset value" for land and buildings.
Changes in rental demand quality: The establishment of an AEON mall transforms the surrounding area into one where daily life can be managed without relying on cars or motorbikes. This leads to a surge in rental demand from expatriate workers and affluent families. Not only is a reduction in vacancy rates anticipated, but it is also expected to enable the setting of firm rental rates.
Accelerated Infrastructure Development: The establishment of a large-scale commercial facility will prioritise, at the administrative level, the widening of surrounding roads, the installation of street lighting, and the maintenance of public safety. Consequently, the area will establish its brand as a "liveable town", further enhancing its appeal as a real estate investment destination.
