Working in real estate management and brokerage in Da Nang, the quality of residential equipment is an essential consideration. Recently, I had the opportunity to visit the LIXIL factory in Quang Nam Province.
I learned a lot by observing not only the products themselves but also the people and the passion behind them.

1. The Trust of "Made by Japan" in Vietnam

Japanese products are overwhelmingly popular and reliable in Vietnam. The brand value of "Japanese products, you can trust them" is deeply rooted in the country.
A symbol of this is the "INAX" brand, developed by LIXIL. LIXIL boasts a market share of over 50% in Vietnam's sanitary ware market. INAX, in particular, is widely loved from ordinary homes to luxury hotels, known for its "high-quality, durable Japanese toilets."
LIXIL also has the following global brands to meet a wide range of needs.

・INAX: A symbol of Japanese technology and cleanliness.
・American Standard: Globally popular for its design and practicality.
・GROHE: A premium German faucet brand, essential for luxury properties.
・TOSTEM: A specialist in windows and aluminum sashes, boasting high insulation and soundproofing.

2. "Quality Management" Solves Faucet Problems in Vietnam

One of the most common concerns when living and managing properties in Vietnam is plumbing problems.
・Frequent leaks and clogs
・Unstable water pressure
・Broken hand shower connections
While these problems are commonplace with products from cheaper manufacturers, they are surprisingly rare with LIXIL products. The reason for this became immediately clear upon stepping inside the factory.
The factory is organized and meticulously tidy. I realized that this management system is the foundation for preventing problems before they occur.

3. An Autonomous Organization Supported by "Gemba on the Ground"

What impressed me most was that, rather than simply imposing Japanese-style management, local Vietnamese staff take the lead in running the factory. Even during our tour, we saw on-site staff gathering for meetings to discuss improvements.

・The "Gemba" spirit: The Japanese word for "genba" (on the ground) was used as a common language. A management system has been established that allows on-site staff to think for themselves and solve problems when they arise, rather than waiting for instructions from above.

・Visualizing KPIs: Production goals and issues are posted on a board so that anyone can see the current situation.

・A unique system for collecting feedback from the field: A dedicated app allows staff to submit improvement suggestions, and the best ideas are recognized. I felt that these systems, which foster a comfortable working environment and openness that allows on-site opinions to be heard, strengthened teamwork and maintained staff motivation.

4. Post-Inspection Review: What I Want to Apply to Future Services

As a real estate company employee, this inspection provided me with a valuable insight into the manufacturing process of residential building materials.
Behind the phrase "high quality" lies the thorough management, enthusiasm of on-site staff, and constant improvement. Seeing these specific processes, I feel I can now confidently explain to customers why our products are so superior.
As a company, I strongly hope to actively incorporate the wonderful aspects of management I witnessed--especially the "visualization" and "attitude of valuing the on-site"--into my own team.
