The story behind the development of a three-story commercial property in the beach area

Building the city of Da Nang. The story of An Thuong 30 project completion

The An Tung area is where we, DVR (Danang Villa Realty), have our office.

Located along Da Nang's best beach, it's a special place where energy and a free-spirited atmosphere mingle, with a constant stream of Western nomad workers and tourists.

We specialize in this area, and we want to make it easier for foreigners to do business and further energize the area. Today, we'd like to give you a little behind-the-scenes look at a property that we're proud of, which we recently completed.

"Old-fashioned real estate agency" style, right up to the signing of the land contract

Property hunting in Da Nang is actually a very analog process. Walking around the city, you'll see signs with the owner's phone number posted everywhere on walls and windows.

Information is available online and on social media, but the market in this city moves quickly! Good properties disappear before they even appear online. That's why we "diligently drove our motorbikes around the area every day, searching with our own eyes," just like the real estate agents of old in Japan, and discovered this land.

Once we found a piece of land that we thought was perfect, we met with the owner right away. Vietnam is a first-come, first-served world, and owners don't wait.

We communicated our vision on the spot and put down the deposit immediately after the meeting! This speed of decision-making is key to turning a good deal into a reality.

In this case, the owner was an elderly man living in Hanoi, so his son went to Da Nang on his behalf. There are many so-called brokers active in Da Nang, so it's not uncommon to go to Da Nang to sign the contract and find many people you don't know!

When I went to sign the contract this time, there were about three people I'd never met before, and I was wondering, "Which one is the owner?"

We successfully signed the contract and then moved on to detailed architectural plans for the property.

Dealing with unexpected "setbacks"

However, when it came time to draw up the building plans, a problem arose. We discovered that we needed to set back (clear the site) 3m from the front road and 1m to the sides.

In Japan, it's common to conduct a local government survey beforehand, but here, it's not uncommon to only find out things by actually visiting the city hall. Many people may wonder why we don't research everything and make a plan before signing a contract, but if we check everything, we'll never be able to start our business. In Vietnam, speed is of the essence. This is why many Japanese and other foreigners struggle to start a business in Vietnam and end up giving up.

Once we found out, we quickly changed our plans and somehow managed to get the building application submitted. Here, building applications usually go smoothly and take about 25-30 days.

The concept is "an overwhelming sense of openness"

A sense of openness was particularly important to this property.

Many buildings in Vietnam are narrow and long, and because they are built closely together, it is not uncommon for them to have no windows or for them to be blocked off. Many restaurants and cafes have converted these residential buildings into commercial spaces, so we focused on a design that would eliminate this feeling of crampedness.

Three-sided glass: Light pours in wherever you are, and visibility from outside is excellent.

Luxurious atrium: The staircase to the second floor is 1.5m wide, allowing for smooth passing and including a landing for safety.

Business considerations: The design is also compatible with a dumbwaiter (elevator) that can transport food from the second to third floor, ensuring ease of use for a restaurant.

Strengthened structure: Although Da Nang is earthquake-free, we deliberately used thicker-than-normal steel frames and added reinforcement (haunches) between the beams and columns, incorporating Japanese-style safety features even in invisible areas.

The year 2025 was a year with many typhoons. Record-breaking rainfall, especially in October, caused the city to flood. Fortunately, this area was unaffected, but craftsmen were unable to come to the site for days, and managing the construction schedule was extremely difficult. Nevertheless, we continued to work on each step without compromising, and finally completed the project.

Thoughts on urban development

Vietnam is currently in the era of scrap and build. Construction is taking place everywhere. However, as a Japanese company, we don't just want to create new things; we want to convey "sustainable value that will be loved for a long time."

We want to make the city of Da Nang a more attractive and enjoyable place.

We want foreigners to be able to start their businesses with peace of mind, knowing that the property is developed and managed by a Japanese company.
