Why are people flocking to Da Nang? Three Factors Contributing to the Increase in Tourists
The massive influx of people is not merely a fleeting trend; there are clear underlying factors. The main factors observed locally are as follows:
1. Driving the Increase with Large-Scale Events, Including the "Da Nang International Fireworks Festival (DIFF 2026)"
Currently, Da Nang is hosting the "Da Nang International Fireworks Festival (DIFF)," featuring teams from around the world. Because this event is held multiple times over several months, it continuously attracts a huge number of tourists from both within and outside the country. In addition to the fireworks display, the continuous hosting of large-scale events such as cultural and sports festivals from the beginning of the year is a powerful engine for attracting visitors.

2. Proactive Tourism Demand Stimulation Measures Led by the Government
Da Nang City is actively promoting strong promotional activities in cooperation with airlines and travel agencies, as well as attracting and increasing direct flights. This has created an environment that is easily accessible not only to tourists from neighboring Asian countries but also to multinational foreign tourists, directly resulting in a "more than 31% increase" in the number of foreign visitors.

3. Maturation of Urban Infrastructure and Tourism Resources
In addition to its beautiful beaches and easy access to World Heritage sites, the city has seen rapid development in recent years, including high-quality accommodations, commercial facilities, and international-standard restaurants. It has transformed from "just a city with a beach" to a "mature resort city suitable for long-term stays, business, and MICE (international conferences, etc.)," meeting the needs of a wide range of people.
On-the-Ground Experience: Rising Rent Due to Excessive Demand
Against the backdrop of this record-breaking expansion of tourism demand and the excitement of major events, we at DVR are actually experiencing an upward trend in condominium and serviced apartment rents based on actual demand.
Concentration of Demand for Short-Term and Private Accommodation: Condominiums around fireworks venues, beach areas, and the city center are maintaining extremely high occupancy rates, driving up accommodation prices.
Rising Long-Term Rental Rates: The influx of medium- to long-term residents, including not only tourists but also digital nomads and expatriates from foreign companies, is outpacing the supply of desirable properties in the city. As vacancy rates decline, new rental rates are increasingly being set higher than traditional market rates.
This is not an unfounded price surge, but rather an objective result of Da Nang's overwhelming ability to attract visitors directly translating into real demand in the real estate market.

Ongoing Major Real Estate Projects
Fueled by this overwhelming ability to attract visitors and the expanding demand for housing, Da Nang is currently seeing a remarkable pace of large-scale real estate projects and commercial developments meeting international standards.
From modern condominiums in convenient city centers to premium residences along the Han River--offering prime viewing spots for the upcoming fireworks display--and top-tier resort properties developed by world-renowned hotel brands, a diverse range of options is emerging to match the maturing market.
These projects are attracting significant attention from domestic and international investors and those considering relocation, not only for absorbing the current robust real demand, but also as a solid foundation for further enhancing the city's value in the medium to long term.
