1. Why foreigners now choose Da Nang from around the world for retirement, long-term vacations, and nomad workers

1-1. A popular tourist city in the world

Da Nang is a popular tourist city in the world. You can feel the clean air and gentle breeze of Da Nang the moment you arrive at Da Nang Airport. The city has wide roads, well-developed infrastructure such as open pedestrian walkways, the Han River flowing through the center of the city, and My Khe Beach located on the east side of the peninsula create beautiful scenery and a mild climate, all of which combine to form the charm of Da Nang, known for its scenic beauty. The atmosphere is completely different from that of Ho Chi Minh City and Hanoi, which are often smoggy.

Da Nang, the most livable city in Vietnam, has an ideal living environment for retirement, nomad workers, and long-term vacation travelers. On November 15, 2023, the major US travel magazine Condé Nast Traveler selected Da Nang as one of the top three in the "Best Places to go 2024" rankings, which are divided into global travel destinations and regions. The city is clean and beautiful, and its 20km-long white sand beach is rated as the cleanest, safest, and most attractive in Southeast Asia. Da Nang continues to grow as a long-term tourist destination and commercial city.

1-2 Well-developed infrastructure, commercial facilities, many activities, and a Japanese consulate

As the third largest city, it has large shopping centers, a wide variety of restaurants, medical institutions, and government agencies. Activities such as surfing, golf, beach marathons, skydiving, and diving are also popular. There is also a Japanese consulate general, which is very reassuring for Japanese expatriates and travelers, as it ensures the safety of Japanese people's stay and handles visa procedures.

1-3. Living costs in Da Nang, a city blessed with a warm climate and natural environment, are about 1/3 of Japan's.

Da Nang is also known as the Asian Hawaii, Oahu's Waikiki Beach, due to its beautiful coastline and the many five-star hotels lined up. Da Nang has a tropical monsoon climate, with an average annual temperature of 26°C (79°F), and high temperatures in the summer, making it the perfect place to spend a day on Da Nang's beautiful beaches. Da Nang, a beach resort that will continue to be one of the world's most popular tourist destinations, has 20km of white sandy beaches, is close to the world heritage sites of Hoi An and Hue, and is also famous for its cuisine in central Vietnam, old Buddhist temples, and many other tourist attractions. It is certain that the number of retirees in Da Nang, where many long-term residents stay, will increase. Da Nang has a good mix of scenic and beautiful regional cities and urban areas with commercial facilities that can accommodate tourists, long-term travelers, and digital nomads. The air is cleaner than in Hanoi and Ho Chi Minh City, and the cost of living is about half that of Hanoi and Ho Chi Minh City.

2. Are there retirement visas for Vietnam retirement? Tourism and investment visas

Currently, Vietnam does not have a retirement visa for long-term residents over 50 like in Thailand (single visa for 90 days, multiple visa for one year), but there are several options for individuals who want to retire in Vietnam.

a. Stay long-term in Da Nang with only income from your home country

b. Buy an apartment in Da Nang and stay long-term while earning rental income

c. Establish a company in Da Nang and obtain an investor visa to stay long-term

2-1 a. Stay long-term in Da Nang with only income from your home country

To obtain a visa, foreigners such as Japanese and Americans must apply for a visa to Vietnam through the Vietnamese Embassy. From August 15, 2023, the stay period for Japanese people has changed from 15 days to 45 days, allowing them to stay for more than one month (tourism, business, diplomacy, official business). In addition to applying for a visa at the Vietnamese Embassy or Consulate General in Japan, electronic visa applications are also possible, and if you have a valid passport, you can obtain a visa (single or multiple entry visa) valid for 90 days after entering the country once.

Many foreigners in Da Nang who want to stay in Vietnam for more than 90 days either leave Vietnam and return to their home country temporarily, or leave for neighboring countries such as Thailand or Cambodia, then apply for a visa again and return to Vietnam.

2-2 b. Buy an apartment in Da Nang and stay long-term while earning rental income

The b visa is obtained through the same type and process as visa 1. After entering Vietnam, you will complete the purchase procedure, such as signing a sales contract to purchase an apartment, and after delivery, you will find a tenant and start renting it out to earn rental income. A valid passport is required to purchase.

Vietnam's visas are stipulated by the "Law on Entry, Transit, and Residence of Foreigners in Vietnam (47/2014/QH13)" and its amendment (51/2019/QH14), and there are currently 27 types. Investment visas are granted to economically independent foreigners who have the financial means to invest in Vietnam in the amount required.

Vietnam investor visas (DT visas) are classified as follows:

3. Securing housing for retirement in Da Nang: renting or buying

To retire in Da Nang, you need a place to stay. There are two options: renting or buying. In 2015, Vietnamese law was revised to allow foreigners to purchase apartments and condominiums in Vietnam individually. Renting is also possible for individuals and foreign corporations.
